Schedule one tour, multiple builders
Pick up to 4 communities and submit a tour request. Tara confirms within one business day, schedules with each builder, and tours with you in a single outing — usually a half-day.

Tara represents you on contracts and negotiations
When you find your match, Tara represents you against the builder's listing agent. We negotiate floor plan upgrades, design center credits, lot premiums, build timelines, and the contract itself.

The builder pays the buyer's agent commission out of the home's sale price. The price you pay is identical whether or not you have an agent. Bring one.

Is using a buyer's agent on new construction free?

Yes. On almost every new construction sale, the builder pays the buyer's agent commission out of the home's sale price — it's not added on top. Your final purchase price is the same whether or not you bring an agent. The catch: most builders require that your agent register you on the very first visit, before you sign anything. Contact Tara before you walk in.
Do you represent the builders shown on the site?

No. We are not affiliated with any of the builders listed. Inclusion is informational. Our role is to represent you, the buyer, against the builder's listing agent and contracts.
Why use a buyer's agent if the builder already has one on-site?

The on-site agent represents the builder. Their job is to maximize the builder's outcome — not yours. We negotiate on your side: floor plan upgrades, design center credits, lot premiums, build timelines, and contract terms most buyers don't know are negotiable.
What does Tara do that I can't do on my own?

Three things. First, she sees the whole market — pricing, incentive trends, and which builders are currently flexible — across every builder simultaneously. Second, she reads new construction contracts every week; she knows which clauses to push back on. Third, she walks every house with you to flag construction shortcuts builders sometimes take when inventory pressure is high.
What happens after I request a tour?

Tara confirms a date and route within one business day (you'll get an automatic email when she does). She schedules with each builder, picks the route, and tours up to 4 communities with you in a single outing. No follow-up calls from sales reps — you go through Tara.
Do I have to commit to anything?

No. There's no buyer-agent agreement until you decide to write an offer. Browse the site, save communities, schedule a tour, ask questions — none of it commits you to anything.
What if I want to be left alone and just browse?

Then browse. The whole directory works without an account. Saved favorites and saved searches require sign-in, but everything else — every community, builder, neighborhood, and city page — is freely available. The lead form and tour request are the only places you ever share contact info.
How current is the data?

Builder community data is reviewed regularly and updated as builders launch, sell out, or change pricing. Prices and inventory move fast in new construction; we mark sources clearly and recommend confirming the latest with the builder or with Tara before writing an offer.
